Is this a scam?+
It is reasonable to ask. Verify Kristine Furman (DRE #02070742) and Kenneth Lee Schisler (DRE #01429613) through the California DRE license lookup. You can also search the document referenced in our letter through the Orange County Clerk-Recorder’s official index. We will never ask you to wire money or sign something during an introductory call.
How did you get my address?+
We reviewed public Orange County records. We saw a recorded affidavit of death associated with the property, then used public mailing information to send one letter. We did not buy a private list.
What does this cost?+
Nothing to talk. If you later hire us to sell a property, any commission is agreed to in writing. If you explore financing through AltDoc Loans, loan terms and costs are disclosed in writing before you proceed. You are free to use another professional.
Do I have to decide anything soon?+
You do not need to decide on a call. But if an heir may make the home a principal residence, the homeowners’ exemption generally must be claimed within one year of transfer to preserve the full benefit. Confirm your dates and eligibility with the Orange County Assessor, a CPA, or an estate attorney.
What if my siblings disagree?+
That is common. Start by separating the tax deadline from the family decision. We can outline sale and buyout paths, but each heir should have independent legal advice where interests differ.
What is probate vs. a trust transfer?+
Probate is a court-supervised process used when assets need to pass through an estate. A trust transfer is usually administered under the trust document without the same court process. Title, authority to act, and sale steps differ, so an estate attorney should confirm which process applies.
